INDEPENDENT VS CORPORATE ESTATE AGENTS
Today I want to give some advice on the pros and cons of using an independent estate agent/agency vs corporate.
Ok, so I’m not. What I am going to tell you is why you need to use an independent estate agency (sorry corporate boys and girls, it’s true).
The reason… The world has changed.
Rewind 10 years and this blog post would have probably been about why you should 100% be using a corporate estate agency… why? Because they USED to hold all/most of the cards… and by cards I mean buyers.
Clearly when you are selling a property you want to put your house in front of as many potential buyers as possible, that way, you are more likely to achieve a higher price. 10 years ago, your best bet to do this would be to choose a company who have lots of buyers registered with their national network of offices meaning you have access to more buyers… shimples… and if you got a good service at the same time, GREAT.
Today however, 99% of estate agents – whether big, small, independent or corporate – have access to those buyers via rightmove.co.uk and zoopla.co.uk, you just need to make sure you choose an estate agent who takes care when promoting your property on these portals and gives you a remarkable service.
The other reason why you should choose independent is because you are more likely to be treated as a ‘client’ and not just a number.
DISCLAIMER: I should probably add that during my time as an estate agent, I have met some really good estate agents working in the corporate world… the issue, on the whole, tends to be at the top of the corporate ladder more than individual people.
