HOW MANY BUYERS DO YOU HAVE ON YOUR BOOKS?

I met with a potential client this evening and one of the things they asked me was, “how many buyers do you have on your books for a property like mine?”. My reply was “lots, but I wouldn’t want to sell it to one of those initially”.

This may sound crazy coming from an estate agent but it’s true. I do have lot’s of buyers on my books at any one time but I can guarantee there are 10x as many buyers out there looking.

However,not on my books (or any local agents books) checking the main property portals, such a rightmove.co.uk and zoopla.co.uk, day in day out waiting to pounce on the right property when it comes available.

My job as an estate agent is to ensure I am acting in my clients’ best interests at all times. In this case, the couple needed to get as much money as possible for their property in Redhill to aid the purchase of their next (if they were due to be repossessed next week it may be different). So, if I did agree a sale to a buyer who was ‘already on my books’, who’s to say a buyer ‘not already on my books’, but actively looking each day, wouldn’t pay more. Yes it would make my life easier to make one phone call, do one viewing and agree the sale, but I’m not here for an easy life, I’m here to get my clients the highest price possible. That means putting the property ‘out to market’ for a week or two before even considering offers. This will give potentially interested buyers the chance to view the property and make a decision.

In the last 4 weeks, their have been just short of 13,500 property searches for a property like the one I am about the sell in Redhill. Not one estate agent in Redhill would have that many buyers on their books. That’s a lot of demand! It’s my job, using quality marketing, to make sure the serious buyers out of those 13,500 come to view. If I did sell it to someone on my books, how could i be sure that one of those 13,500 wasn’t willing to pay more?
